How the numbers work

The base price adds a rate per bedroom and per bathroom, plus a small charge for extra living space beyond about 500 square feet per bedroom, since large great rooms and lofts take time. Deep cleans multiply the base by 1.75. Laundry is priced per bed so the host sees what linens cost, and add ons like a hot tub check are flat fees.

The monthly line multiplies the turnover price by the expected bookings, which helps hosts budget and helps you see your recurring income from one property.

What a turnover includes

A standard turnover covers making beds, cleaning bathrooms and kitchen, vacuuming and mopping, emptying trash, restocking supplies and sending photos to the host. Write your checklist into the quote so there are no surprises about what is extra.

Turnover cleans commonly run $25 to $45 per bedroom plus $15 to $30 per bathroom, or roughly $0.10 to $0.20 per square foot, with a minimum around $90 to $120. Resort towns sit at the higher end.

Should laundry be included in the turnover price?

Many cleaners charge laundry separately per load or per bed, because it can double the time on site if done at the property.

What is a deep clean fee?

A periodic deep clean, often quarterly, covers baseboards, inside appliances and windows. It is usually priced at 1.5 to 2 times a regular turnover.
